Responsibilities

  • Provides higher level of repairs and remodeling work.
  • Troubleshoots more technical and higher level problems with housing units.
  • Prepares rental units for new tenants.
  • Assesses maintenance needs of the unit and ensures the unit is maintained according to Housing and Urban Development Section 8 guidelines and the Fair Housing Act.
  • Purchases and places orders for inventory supplies.
  • Performs preventive maintenance and processes work orders on rental properties.
  • Manages the vendors throughout the process of a unit turn to ensure deadlines are met.
  • Takes lead on any department issues and problems.
  • Responds to tenant requests and explains policies and procedures for requesting work.
  • Coordinates, tracks, schedules, and maintains equipment tools.
  • Calls and coordinates scheduling of vendors.
  • Maintains and cleans exterior grounds and parking lots of buildings and facilities.
  • Performs snow removal from sidewalks and pathways during winter months.
  • Cleans gutters and maintains and repairs sprinkler systems.
  • Operates and repairs or troubleshoots HVAC systems, water heaters, and other mechanical systems.
  • Operates equipment and tools such as blowers, shovels, rakes, and other hand and power tools.
  • Cleans apartments and empties trash receptacles.
  • Cuts and issues keys and repairs and replaces locks.
  • Removes and replaces interior and exterior lights bulbs.
  • Moves and repairs furniture.
  • Performs fire safety activities such as testing and maintenance of fire extinguishers and emergency signage and lights.
  • Performs maintenance during emergency call in situations.
  • Organizes and updates Materials Safety Data Sheets (MSDS) information.
  • Coordinates day-to-day work, delegates tasks, and sets deadlines for the assigned team; provides guidance, direction, and support for training and reviews work; ensures effective collaboration with other teams; and listens to team members’ input, provides feedback, and resolves any issues or conflicts.
