Requirements

  • English skills! You have a neutral accent and you can speak with fluency.
  • At least 1 year of experience in Customer Service or Account Management roles.
  • At least 1 year of experience as remote Maintenance Coordinator or Dispatcher, or remote Property Manager.
  • Strong understanding of how Residential Maintenance works in the US, understands and has experience evaluating work orders for accuracy, utilizing processes such as routine inspections, preventive maintenance, emergency repairs, and coordination with contractors.
  • Practiced in a role where you had to make hundreds of decisions a day on your own
  • A proactive, but calm under pressure, can-do attitude and top-notch understanding of the details.
  • Practiced in a role where you had to make 100s of decisions a day yourself
  • At least 1 year experience working the graveyard shift to work US business hours
  • Your own work-from-home set up, including a modern computer, stable and fast internet connection, and a quiet working space.

Responsibilities

  • Review and Approve New Work Orders: Evaluate priority and identify all necessary steps for approval.
  • Engage with Residents: Address and resolve any work order concerns before approval and dispatch.
  • Proactive Emergency Communication: Inform tenants about next steps for emergency work orders.
  • Follow-Up on Pending Work Orders: Monitor and address work orders that have been open for 5+ days.
  • Complete Incident Reports: Accurately fill out all necessary incident forms using Podio applications.
  • Resolve Maintenance Chargeback Disputes: Handle tenant disputes related to maintenance charges.
  • Escalate Issues: Forward unresolved matters to the Client Services Manager.
  • Additional Responsibilities: Carry out other tasks as assigned by the Client Services Manager.
